Who will be my main point of contact once work begins? What happens if we uncover a structural issue once work starts? Will you handle the Building Control applications and inspections? What is your policy if the project overruns? Do you use your own tradespeople or subcontract everything out? Will I get a written guarantee on the finished work? What does the payment schedule look like?
Red Flags to Watch For
Be cautious of any builder who asks for a large deposit before any work has started, who cannot provide references, who gives a verbal quote only, or who pressures you to sign immediately. A reputable builder will happily let you take time to compare quotes.
