Electrical faults are one of the leading causes of house fires in the UK, and many of the warning signs are easy to miss until something goes wrong. Here is what we look for on every survey.
Warning Signs to Watch For
1. Flickering or Dimming Lights
Occasional flickering that happens across multiple rooms — not just one bulb — can indicate a loose connection or an overloaded circuit.
2. Warm or Discoloured Sockets
A socket or switch that feels warm to the touch, or shows scorch marks, should be treated as an emergency, not a maintenance item.
3. Frequent Trips
A consumer unit that trips regularly is telling you something — usually that a circuit is overloaded or a fault has developed somewhere in the wiring.
4. Old Fuse Box (Not a Consumer Unit)
If your property still has a fuse box with rewireable fuses rather than a modern RCD-protected consumer unit, it very likely predates current safety standards.
5. Round-Pin Sockets or Rubber-Sheathed Cable
Both are strong indicators the property has never been fully rewired, potentially for 40 years or more.
6. A Burning Smell With No Obvious Source
Should always be treated as urgent — turn off the affected circuit and call an electrician immediately.
7. It Has Been Over 25 Years Since the Last Full Rewire
The NICEIC recommends a full electrical inspection at least every 10 years for owner-occupied homes, and a rewire is often overdue well before that.
What a Full Rewire Involves
A full rewire replaces all the cabling, sockets, switches and the consumer unit, and finishes with full testing and an Electrical Installation Certificate confirming the work meets current 18th Edition wiring regulations.
